ON THE GROW: New SB subdivision underway

For prospective homeowners who have between $55,000 and $70,000 to budget for a new home, a piece of land at Veterans Crossing Subdivision might be up for consideration.

To commemorate this opportunity for a subdivision that will have 92 lots, a groundbreaking ceremony was held on Thursday, Aug. 7, in San Benito, the third such event this year in the city.

The subdivision is located along North Oscar Williams Road across from Veterans Memorial Academy, which is a ninth-grade campus and part of the San Benito Consolidated Independent School District.

Realtor Audrey Krupala, who has lived in San Benito for a decade with her husband, Brandon, also a Realtor, said during her presentation that the subdivision will be ready by the end of the year. She said the developer is signing up lot reservations for potential buyers.

“There’s plenty of lots for sale that have a good price range for homes that will have a minimum of 1,500 square feet of living space,” Krupala said. “Homeowners will be required to have two-car garages.”

The groundbreaking signals the potential growth that leaders have predicted will come here.

When describing the “components” that make San Benito work for the betterment of its current and future citizens, various entities were mentioned by San Benito City Manager Fred Sandoval. He said it gives outsiders a glimpse of what is happening locally, and if it’s effective enough, the future can look bright.

“All these folks (in these organizations) are volunteering their time to give back and ensure San Benito has a future; we’re all planning for the next 20 to 25 years, you have to,” Sandoval said during his address. “These are generational investments.”

The average lot will be around 7,500 square feet, Sandoval said.

San Benito Mayor Ricardo “Rick” Guerra, during his speech, also said that he would like for investors of either housing or commercial development to view the city he represents as, “business friendly.”

He said if San Benito wasn’t viewed that way in the past, there are leaders now working in unison to change opinions.

“As you build generational homes, those places that one can raise a family can enjoy life, because life can be hard and hectic,” Kapala said. “But home is a place you can rest and be peaceful, and we want to bring that to San Benito.”

Fabian Marin, who is the general superintendent with Mago Development, said most of the grading is completed and was elevated to a foot-and-a-half to bring the land out of a flood zone.

“Once we’re done with our underground utilities, we’ll begin our concrete work and then asphalt,” Marin said.

Among the first works done was creating a detention area for water to flow past the subdivision, which will be done in one phase.
